Reservations
Unlike hotels that overbook to compensate for no-shows, we have limited availability of rooms and we guarantee your accommodations when you reserve with us, meaning we turn away other guests once we have your reservation. That means that you as our guest also guarantee payment, subject to our cancellation policy (below).

1. Reservations required.
2. Credit card (MC/Visa) required to make a reservation.
3. Two-night minimum may be required on weekends, holidays and special events.
4. A cancellation must be received and acknowledged by the innkeeper.
5. Cancellations at least 14 days prior to arrival will be refunded less $25 re-booking fee.
6. Cancellations inside 14 days of arrival are refunded only if we are able to re-book your room.
7. Early departures are included in our cancellation policy.
8. If reserving all five guest rooms for one or more nights, a cancellation once reserved may be subject to a fee of 50% of the total reservation as we are unable to recover or make up lost reservations.

Rates (including full breakfast)

1. Summer rates apply from May (Memorial Weekend) 1 to November 30 and for special events.
2. Seasonal rates range from $85 to $120 depending on the room.
3. Special packages are available throughout the year (see ‘Specials’).
4. Rates based on double occupancy; additional person fee is $20 per night in rooms that can accommodate an extra person.
5. Local and state sales tax (total of 12.75%) not included in the room rates.
6. Rates subject to change without notice.

Arrival and Stay

1. Check-in is between 3:30pm and 6:00pm. Arrivals after 6:00pm are gladly accommodated – just let us know in advance.
2. Check-out time is 11:00am
3. For consideration of all guests, we have an 11:00pm-7:00am quiet time
4. Breakfast is family buffet style at 8:30am each morning in our large dining room

Fine Print

1. Sorry, we are unable to accept pets, but we can assist with boarding nearby.
2. Well-behaved children with their families are welcome. Consideration for other guests is a must.
3. This is a non-smoking B&B.
4. We reserve the right to add cleaning/repair charges to the payment credit card at the end of a stay for smoking or for property damage caused by more than normal usage.
